 Gabion can provide an independent expert review of work completed by other professionals to ensure compliance with industry standards and/or regulatory requirements. The peer review scope of work includes engineering, environmental, and financial services. 

Gabion can also assist Clients with offering memorandums, detailed financial analysis, Argus Developer modeling, ground up excel models, leasing contract review and recommendations, and local real estate market data. 

Our team of consultants has a varied background in engineering, construction, and land development which allows Gabion to provide fee based development services. The scope of services can include the following: identification of viable properties, due diligence on properties, pro-forma creation, construction cost estimating, identifying and soliciting proposals from local consultants, land entitlements, managing the design process, and construction phase services. 

Analysis of a property’s depreciation structure. Report includes the identification and reclassification of various assets within a property leading to shorter depreciation schedules, more tax deductions, and increased cash flow. The detailed analysis includes an accounting depreciation schedule and is defensible against IRS scrutiny. 

General site investigation and research/review of applicable regulatory requirements affecting a property’s development or re-development. The report identifies the property’s unique characteristics and associated regulatory requirements affecting the property’s proposed site utilization, expansion, re-development, budget, and/or timing.
